
The Registered Representative (Rep) is the investor's window to the TIC world. To be effective, the Rep must understand the needs of the investor, and have sufficient knowledge and experience to match those needs with appropriate opportunities.
It is important to understand the difference between the role of the Rep and the TIC Sponsor. The Rep is a representative of the investor and has no affiliation or allegiance to the TIC sponsor. The Rep's job is to understand the TIC market, the needs of the investor and help the investor make appropriate investment decisions. The TIC Sponsor, on the other hand, is primarily interested in raising equity for its TIC offerings. The TIC Sponsor does not represent the investor.
You may have wondered why your realtor doesn't offer TIC's. This is because TIC's are considered securities. As a result of this distinction, TIC's are required to provide extensive due diligence and disclosure and are marketed exclusively through licensed securities professionals.
