IRA and smaller investors can participate in a diversified portfolio of commercial real estate through Real Estate Investment Trusts (REITs) and real estate funds. These funds provide access to the same kinds of institutional properties as TIC investors. With minimums of $10,000 to $100,000, REITS and funds can provide portfolio diversification and current income. Since REITs and funds are considered a security (as opposed to direct ownership of real estate) they are not eligible for tax deferral through a 1031 exchange.
